Housing authorities are sitting in the pocket of the customer's 35 million taka
So far, the Ministry of Development Project (DPP) has not approved (DPP) approval. In case of acquisition of land, there is a barrier to the court, court ban. In this situation, the National Housing Authority has been sitting with 35 million taka as a deposit from the customer under Dhanmondi and Mohammadpur flat projects.
Last year, the Housing Authority took up a plan to construct 253 flats on 2 decimal zero acres of land in 10 plots announced on Dhanmondi, Mohammadpur and Elephant Road. The project cost has been estimated at Tk 373 crore However, none of these plots have been occupied by the Housing Authority.
Projected officials say that, generally the Housing Authority executes all their projects in its own fund. Later, the project money was paid by the sale of plots or flats. But before making the prospectus (project identity) or announcing the sale of plots or flats, there are rules for the approval of the proposed ministry. However, this rule was not followed in the Dhanmondi-Mohammadpur flat project. In this case, before approval of the DPP and flat design approval, more than 35 crores of money has been borrowed from around 850 customers as Prospectus sells and securities. After getting the DPP approval, after hearing about the withdrawal, some customers have applied for refund of the deposit.
Asked for the information, Khandaker Akhtaruzzaman, chairman of the National Housing Authority, said in the first light on Tuesday, "Our every project is implemented in this way. DPP has been sent to the ministry for approval. Hopefully, will be approved within next week. Then we will go to the tender. Allotment will be given to all. '
According to the Chairman of Housing Authority on acquiring land, 'The money has been deposited in the DC office for acquiring land. The acquisition process will start fast.
However, a senior official of the housing authority disagreed on this. On condition of anonymity, he said the court has imposed a ban on the acquisition of three plots in Dhanmondi and a plot in Mohammadpur. Under this condition, 10 plots of 10 plots were sent to the housing and public works ministry for approval, but they were returned.
Apart from this, the other officer told the other uncertainty about implementation of the project. He said all the plots in the possession of four plots are in the case of ownership of the plots beyond the court's sanctions. However, for the acquisition of land, a total of Tk 81 crore has been deposited with the deposit of the customer in the DC office.
According to the Housing Authority sources, the application was received from the general public against the total of 202 flats in the three categories of 1.5 thousand square feet, two thousand square feet and two and a half square sqft area of 27 August last year. In Dhanmondi, the cost of each square is fixed at Tk 9 thousand and Mohammadpur Tk 5,200. For the flats of Dhanmondi area, Tk 6 lakh and Mohammadpur area's flat are secured for Tk 4 lakh and Tk 3 lakh. Each 3 thousand rupees are sold in Prospektas approximately 1,300. At the end of the stipulated time, 850 applications were deposited with the deposit. In all, the savings amounting to more than Tk 35 crore were deposited to the company.
On the condition of not disclosing the name, another official of the Housing Authority said that if all the complexities are met by the Ministry, when the project approves the land price and construction expenses, it will be difficult to cope with the other issue.
The 10 plots announced to be abandoned are being implemented to implement the project, their location in Dhanmondi. Located in Mohammadpur and an Elephant Road. The size of the plots is one bigha from eight kathas. There are plans to sell 203 government servants and general people out of the 253 flats built in the plots. The remaining 51 flats will be given to the Government Housing Directorate as a gift.
