The share participation of Russians in construction will be abolished to exclude the risk of fraud on the part of developers. However, the mechanisms that will replace it, also have pitfalls
The number of Russians participating in shared construction is steadily declining. In the first half of 2017 Rosreestr recorded 6% fewer individual share contracts - 276,000 versus 294,000 in the first half of 2016.
At the same time, the realized demand in the primary housing market in Russia did not reach the pre-crisis level: the number of concluded contracts in the first half of 2017 is 12% less than for the same period in 2014 - 312,000 transactions.
According to the Central Bank on July 1, 2017, the volume of loans extended to legal entities and individual entrepreneurs for the construction of buildings and facilities reached 571 billion rubles. This is 16% more than in the same period in 2016.
Nevertheless, the level of the provision of construction with borrowed funds has not yet been achieved. The volume of lending in the first half of 2017 in comparable prices lags behind 28% of the same period in 2014 (691 billion rubles), and the ratio of the volume of loans in construction to the volume of work in the industry is 6 percentage points lower than in the first half of 2014. But soon the situation with lending should change dramatically.
