The fact that Swedish property owners can more easily raise the rent for newly created rental flats does not contribute to a significant increase in construction

In November, the government appointed an investigation that would "review the model for presumption rent "- hoping to build more rental rights in the long run. One of the points was to investigate the rent allowance for newly created rental flats.

Now, the special investigator Håkan Julius, chief of the rental board in Stockholm, is ready for his assignment.

And the investigation is something of a backlash for the government.

"We are close to the maximum capacity for new production of housing. You can not produce at a much higher rate than today, says investigative secretary Susanne Nilshammer.Therefore, a change in rental income would not contribute significantly to increased production. In addition, the rental rates for newly produced housing are approaching a significant increase - even in the housing deficit's high-rise Stockholm.

"Our assessment is that the rental levels in new production are at the highest level that tenants can afford," says Susanne Nilshammer.

She explains:

"We see, among other things, that owners of newly created apartments has problems finding tenants."
